But what is relevant is whether the meter is single or dual rate (has a night tariff). Smart meters are compatible with night tariff, which means cheaper electricity during certain times.

The key aspect is the type of fuel the heating system uses. A smart meter equipped with a night tariff has a significant impact on the EPC rating if the heating system is electric. If it gas , then the smart meter makes no difference at all on the EPC rating. We have encountered many cases where the smart meter can 'make or break it', meaning without it the property would fall below the EPC rating E required for rental properties.
